We buy mostly Single Family Residences. We also buy Manufactured Homes and Mobile Homes. These homes can be in any condition, whether they are well-cared for or a fixer-upper that is in really bad shape. There are a few terms that have become more and more prevalent these days and we can relate to all of them: Short Sale (a property being sold for less that what is owed), properties in need of rehab (in need of many repairs), Flipping a house (buy, fix-up, then sell), a quick close (a short escrow period), Bank Owned properties (houses that have been taken back by a bank through foreclosure, also known as an REO, which stands for “Real Estate Owned”), FSBO (For Sale By Owner) and a Lease/Option (a lease with an option to purchase the property in the future). Some people like to call us a House Flipper, a House Rehabber and a House Wholesaler.
We offer a $500. Finder’s Fee for any property we are told about that leads to us purchasing that property. The Finder’s Fee will be paid through escrow, at the close of escrow on that property.

The basic terms of the lease/option are as follows: A 2 year lease agreement, $169,000 purchase price, $4000 nonrefundable option consideration that will be applied to the purchase if you exercise the option and purchase the house within 2 years, $1400 per month lease payment with $200 of that being credited to you per month if you purchase the property, $1400 security deposit. Total amount needed for move-in is $6800, which is the total of: Option consideration plus first month’s lease plus security deposit.
